Join our Real Estate Team for a half-day seminar exploring the complexities of mixed-use premises.

In this tricky area, identifying the dividing line between commercial and residential premises can be critically important. Following recent decisions, it’s more important than ever to avoid getting mixed up.

Our specialist speakers will address the position in a number of related areas which frequently give rise to property litigation. Each talk will focus on the legal position, along with caselaw updates, and practical examples to illustrate where the dividing line be drawn in different scenarios.

Topics to be covered:

  • Service charges – when do partially commercial premises attract protection the Landlord and Tenant Act 1985, particularly following Cloisters v Anvari [2026] EWCA Civ 17;
  • Security of tenure – What are the boundaries between the Landlord and Tenant Act 1954 and the Housing Act 1988?
  • Enfranchisement and Lease extensions – How far can we stretch the definitions of House and Flat;
  • Tenant’s rights of first refusal – When is a building not a building following SGL1 Ltd v FSV Freeholders Ltd [2026] EWCA Civ 267

Lunch will be provided and the seminar will conclude with a Q&A session, followed by a drinks receptions and an opportunity to network with colleagues.
